Chimney Liners & Relining in Rockland County, NY

A cracked clay flue, a new gas boiler venting into an old oil chimney, or a wood stove insert: all three usually mean a new liner. Free quotes from licensed, insured Rockland chimney pros.

The liner is the inside of your chimney, the tube that actually carries smoke and exhaust gases out of the house. In most Rockland houses built before the 1990s it is a column of clay tiles mortared end to end. Clay tile works until it does not: tiles crack from chimney fires, from decades of freeze-thaw, and from the acidic condensate of gas and oil exhaust, and the mortar between them washes out. Once the liner is breached, heat and carbon monoxide can reach the wood framing around the chimney, which is why a Level 2 inspection that finds cracked tiles ends with a recommendation to reline.

The second reason Rockland homeowners reline is a heating conversion. Switching from oil to natural gas, or installing a high-efficiency boiler or furnace, sends cooler, wetter exhaust up a flue sized for a hot oil burner. The oversized masonry flue cannot stay warm enough, condensation forms, and the clay and mortar deteriorate; many conversions also will not pass inspection without a correctly sized liner for the new appliance. Your heating contractor should tell you this up front; if the quote for a gas conversion does not mention the chimney, ask.

The third is a wood stove or fireplace insert, which needs a continuous insulated stainless liner from the stove collar to the top of the chimney for safe draft.

What relining involves

The standard fix is a flexible or rigid stainless steel liner dropped down the flue from the roof, insulated, and connected at the bottom to the appliance or firebox and at the top to a new cap and plate. Rigid liners suit straight flues; flexible liners handle offsets. Where cracked tile has to come out to make room, the price goes up. Cast-in-place and ceramic-coating systems exist for flues that cannot take a steel liner, usually at higher cost. Liners carry long manufacturer warranties, often lifetime, when installed by a certified technician.

Rockland County license: chimney repair, relining and rebuilding at a home is "home improvement" under Chapter 286 of the Rockland County Code, so a company paid to do it must hold a Rockland County home improvement contractor license, which requires insurance. Check a license on the county's Licensed Businesses dashboard (rocklandcountyny.gov) or with Consumer Protection at (845) 364-3901. For sweeps and inspections, ask whether the technician is CSIA-certified (Chimney Safety Institute of America) and whether the inspection follows NFPA 211 levels.

Questions

How much does a chimney liner cost in Rockland County?

HomeGuide's 2026 figure for a stainless steel liner installed is $900 to $3,800, with materials at $20 to $90 per linear foot; insulated liners for tall chimneys, offsets, or jobs where broken tile has to be removed first run higher, and Rockland quotes of $3,000 to $6,000 for a 30-foot insulated liner are common.

Do I need a chimney liner for an oil-to-gas conversion?

Almost always. Gas appliance exhaust is cooler and wetter than oil exhaust and will condense inside an oversized masonry flue, damaging it; the appliance manufacturer's venting instructions and the fuel gas code require a flue sized for the new unit, which in an old brick chimney means a liner. Ask your heating contractor and chimney company to coordinate before the boiler is installed.

How long does a chimney liner last?

A quality stainless steel liner installed to the manufacturer's instructions usually carries a lifetime warranty for the original owner. Aluminum liners (sometimes used for gas only) last far less and are not suitable for wood or oil.

Is relining a permitted job?

Often yes: in most Rockland towns a new flue liner for a heating appliance is permitted and inspected work. A licensed chimney company handles the application; if a quote is noticeably cheaper because "no permit is needed," ask the building department yourself.
